On Lake Como and Lake Lugano, Happy Holiday Homes subcontracts its mangement services and systems to "Holiday Property Solutions in Menaggio.

The following is a list of their services.

Weekly Property Inspection

We will visit your property on a weekly basis and will check the following:
- Exterior // Alarm Systems and entry points
- Gas and electricity supplies // Water supply,flush toilets and run taps
- Inspect for damp and mould // Check for vermin // infestation
- Water indoor and balcony plants
- Notification of any required maintenance and provision of written estimates
- Ensure property is secured following completed check
- Additional inspections will be made following severe weather conditions
You will receive a monthly written report of all checks made and services provided. Should we require additional hours or funds to resolve a problem or provide a service, you will be notified before commencing any works.

Departure Day Property Check

Your property will be inspected following departures, checking for breakages or damages. These will be reported back to you so any deposit can be retained. In order to protect against misuse of air-conditioning / heating we will take meter readings where required.

We will ensure all windows and doors are securely locked and alarms set. Where requested keys can be collected from guests prior to completing the check.

This service will be included free of charge when booking any changeover cleaning.

24 Hour Call Out

We will attend the property and deal with any call at an agreed point during office hours; for example dealing with minor problems with appliances, lost keys, minor health issues, dealing with local authorities.

Also in the event of an emergency outside of office hours such as clients losing keys, a break-in, plumbing or electrical faults, we will be on call to assist you in every way we can, including making the property secure or bringing in the required tradesmen to rectify faults or damage.

Meet and greet

Prior to new arrivals, we will air the property, turn on lights and air-conditioning/heating as required. We will meet guests (airport pick up available), familiarise them with alarms, TV, appliances etc, and issue them with a set of keys and our contact details.

Local Information Sheet

A short guide will be left in the property and replaced when necessary. An up to date listing of local restaurants, bars, attractions, shops, emergency numbers, doctors and pharmacies.

The guide will be updated every 6 months.

Property Inventory

At your request we can compile a list of furniture, electrical items, kitchen equipment etc, throughout your property.

Especially useful for properties that are being rented on long or short term lets.

Mailbox Monitoring and Forwarding

We will regularly visit your address or private mailbox on your behalf and we will forward your mail to you, if required.

Secure Key Holding

Your keys will be held securely and will be made available to owners, guests and clients upon request.
